Are all of the following sentences ok?
Which one(s) is natural? If there’s none, can you please tell me how you say it?

1) there’s a grocery store 10 min away by driving.
2) there’s a grocery store if you drive 10 min.
3) there’s a grocery store 10 min from here by driving.


And also I was wondering if I should use “the” instead of “a” grocery store.
