They are both pretty similar when describing an event that is extraordinary or not real. Depending on what you are trying to say, you may want to use one over the other.
For example:
Unbelievable mean that the event that happens is so strange, extraordinary, unlikely that you are skeptical that it is real.
"You got free tickets to the football game? That's unbelievable"
"He got free tickets? No way, that's unbelievable"
Incredible is more commonly used describing something amazing, or beautiful. But can also describe something impossible to believe.
"The fireworks were incredible"
"I find it incredible that you were able to finish your homework on time"

Unbelievable means that it's something that you don't believe could happen, while incredible is just something amazing or awesome. Sometimes people use unbelievable interchangeably with incredible
